The Space

NEXUS consist mainly of open spaces into which are placed 18 workstations.
7 closed offices are provided as well, with capacities varying from 1 persons up to 5 persons.
Our approach, an hybrid between a business center and a coworking space, can be highly advantageous
for small businesses looking to have some level of discretion and confidentiality in their operations
but also need some flexibility and good possibilities for very short term expansion.
The area of the Nexus Montreal office is about 5500 sq. ft. into which around 70 persons can come and work.

PRICES FOR SHARED SPACES: ONLY $219 PER MONTH

The shared spaces are now for rent to our new members
for only $219+tx per month (business taxes are included).
Office space rental includes 24/7 access to the office,
exclusive use of a desk and a chair, Internet access, printers, meeting
rooms,
kitchen and all other amenities of the office.

Closed offices

Nexus Montreal also offers several closed offices for rent to its members.
The closed offices are of various sizes, ranging from 1 to 5 office spaces per closed room.

What is the minimum and maximum rental duration when renting a shared space or a closed space at Nexus Montreal?

Normally, the leases we sign with our members have a duration of one month, renewable on a monthly basis. Therefore, the minimal rental duration of an office space at Nexus Montreal is usually one month. That said, if the month for which we sign the lease has already begun, we set the first term of the lease to the number of remaining days in the current month and we realign the subsequent terms to the first day of the month. When this happens, the rent of the first month is calculated to the prorata of the remaining days in the month. For all our leases, the renewal and payment of the rent must be done at least 30 days prior to the end of the term. We proceed this way to avoid people cancelling their rental at the last minute and make sure we have sufficient time to find a new tenant once you will leave your space. There is no maximum rental duration at Nexus Montreal.

Are there other fees to pay besides the rental of the space?

Our prices include all fees except sales taxes (GST and PST). The furniture of the rented space, heating, air conditioning, electricity, Internet, business taxes, cleaning and other fees are all included in our prices. Our prices always include access to all services and amenities (i.e. meeting rooms, kitchenette, etc.). There is no extra charge to your rent for using those.

Can we rent a meeting room on an hourly basis at Nexus Montreal?

Yes it is possible to rent a meeting room on an hourly basis at Nexus Montreal. The price per hour for the rental of a meeting room is $20 all taxes included ($17.40 + tx). The fees must however be paid is cash money before the beginning of your meeting. We will give you a receipt for the rental of the room. Contact us to make a reservation of a meeting room.

Is it possible to rent a shared space and share it with several people?

Yes you can rent a shared space and share its use with several persons. However, only one of you must be using the Nexus Montreal premises at a time. The members sharing the same space can use the premises at the same time for meeting purposes only. A limited number of hours per week is allowed in meeting rooms for shared space members.

Is it possible to access the office at night and during weekends?

All members adhering to a full-time membership can access the Nexus Montreal offices 24 hours per days, 7 days a week. A set of keys is provided to full-time members to give them that access. If you are a part-time member, another full-time member must be present for you to have access to the office. Generally, someone is there on week days between 9AM and 6PM.

Can I rent a space for my business at Nexus Montreal?

Nexus Montreal is an office space into which not all kinds of business activities can take place, unfortunately. Our customers essentially consist in professionals such as accountants, lawyers, marketing consultants, architects, designers, talent agencies and small IT businesses. Our installations are optimized for this kind of customer where the nature of the activities require an office desk with Internet access and usual workplace commodities. Our spaces are therefore not well suited for a bakery business, a yoga teaching business or a driving school business, as the activites done by these kinds of businesses could disturb other members looking for a relatively calm place to work. Also, our facilities are not properly configured to host a bakery kitchen, or to accomodate a large number of customers as it would be required for a school. As a guide, our meeting room cannot easily accomodate more than 8 people at a time.

Is it possible to rent a closed office part time?

We normally don't rent our office on a partial basis. The only case we rent closed office part time is because no one has yet accepted to rent the office full time. Contact us to know if one of our closed offices is vacant. If it is the case an arrangement is possible to rent the room part time for one or various days. Keep in mind however that we will give priority to people interested in renting the office full time.
